Under general supervision, performs a variety of cleaning and custodial duties including daily cleaning and supplying of bathrooms, offices and other assigned areas in accordance with standard procedures. Uses cleaning devices such as wet mops, wringers, duster, vacuum cleaner and other necessary tools, products and supplies. Removes trash to appropriate areas. Dust furniture, walls, machines, and equipment. ESSENTIAL DUTIES AND RESPONSIBILITIES: 1. Empties waste baskets and removes trash. 2. Dusts surfaces that collect dust. 3. Vacuums carpeted floor surfaces. 4. Damp wipes and cleans furniture. 5. Cleans walls, windows and polishes metal surfaces. 6. Cleans and polishes metal surfaces and porcelain fixtures in bathrooms. 7. Replenishes restroom consumable supplies. 8. Dry and wet mops hard-surface floors. 9. Maintains and stocks janitorial closet at all times. 10. Picks up trash on a regular schedule during the shift or as needed for special pick ups. 11. Ensures that equipment is kept clean and reports any malfunctions or safety hazards to the supervisor. 12. Follows established procedures for the use of chemical cleaners and power equipment, in order to prevent damage to floors and fixtures. 13. Mixes water and detergents or acids in containers to prepare cleaning solutions, according to specifications. 14. Notify managers concerning the need for major repairs or additions to building operating systems. 15. Requisition supplies and equipment needed for cleaning and maintenance duties. 16. Clean windows, glass partitions, and mirrors, using soapy water or other cleaners, sponges, and squeegees. 17. Responds to special requests from manager or customer for special events or other extra cleaning requirements. Understand and speak English to communicate and interact effectively with supervisor, co-workers and customers. 2. Under minimal supervision and direction, performs a variety of maintenance and custodial duties including painting, light bulb and fixture changing or repairing, minor plumbing to include toilet repair, assisting with furniture moving, general maintenance jobs as and when required. ESSENTIAL DUTIES AND RESPONSIBILITIES: • Minor HVAC, plumbing & electrical trouble shooting and repairs. • Tile work • Graffiti removal • Painting • Maintaining custodial equipment in proper working order. • Keep all equipment, mechanical, electrical riser rooms clean. SECONDARY DUTIES AND RESPONSIBILITIES: Provide custodial services support to cleaning staff whenever required. KNOWLEDGE, SKILLS AND ABILITIES: To be successful in this position, the incumbent must possess the following knowledge, skills and abilities: Education and Experience: Graduation from high school required. Minimum of two or more years of related experience performing handyman or maintenance related duties (painting, minor plumbing, minor electrical, equipment maintenance, etc.). Abilities: 1. Understand and speak English to communicate and interact effectively with supervisor, co-workers and customers. 2. Understand and speak Spanish is desired. 3. The ability to read, understand and communicate safety rules, regulations, procedures, inspection lists, charts, chemical compounds and work directions. 4. The ability to work safely in accordance with company and job site safety procedures. 5. The ability to work flexible hours including weekends and evenings to meet the demands of the position. Other Requirements 1. Safe driving record and proof of current auto insurance required. 2. The incumbent/employee must pass a pre-employment drug/alcohol test with periodic retesting requirements during the course of his or her employment with Diamond Contract Services. REQUIRED: MUST HAVE A VALID CA DRIVERS LICENSE WITH GOOD DRIVING RECORD AND ABLE TO DRIVE THE COMPANY VEHICLE. ALSO CLEAR BACKGROUND TO BE ABLE TO OBTAIN AND HOLD BADGE FOR COUNTY OF LOS ANGELES. Periodic advanced floor care duties to include stripping, dressing, buffing and waxing of hard floors, carpet extraction and shampooing, and terrazzo maintenance, and other projects as assigned. Will use cleaning equipment, such as buffers, auto scrubbers and other floor machines, tools, products, and supplies necessary to accomplish tasks. ESSENTIAL DUTIES AND RESPONSIBILITIES: 1. Vacuum carpeted floor surfaces. 2. Dry and wet mop hard-surface floors. 3. Mixes chemicals needed to perform duties. 4. Performs periodic routine maintenance of equipment required to perform tasks. 5. Insure that all equipment is kept clean, and report any malfunctions or safety hazards to the Supervisor. 6. Shampoo carpets 7. Spray buff hard surface floors. 8. Refinish hard surfaces. 9. Perform other duties as assigned. KNOWLEDGE, SKILLS AND ABILITIES: To be successful in this position, the incumbent must possess the following knowledge, skills and abilities: Education and Experience: 1. Graduation from High School, GED or equivalent, preferred. 2. Six (6) months or more of related experience buffing and/or waxing wood, tile, terrazzo floor surfaces. Abilities: 1. Understand directions from verbal and/or written instructions to communicate and interact effectively with supervisor, co-workers and customers. 2. Read, understand and follow work instructions, directions and safety rules and regulations. 3. Have a good working knowledge of mixing and use of all chemicals needed to perform duties. 4. Have a good working knowledge of equipment use and maintenance required to perform tasks. 5. Work safely in accordance with company and job site safety procedures. PHYSICAL DEMANDS: 1.
